Phoenix Housing Market, September 2026: Same Price as a Year Ago, Slower Pace

by Danny Lopez

The median home in greater Phoenix sold for $450,000 in September 2026. In September 2025, it was $450,000. Not rounded: the same number twice. What changed is the pace.

The six numbers, September vs. August 2026

Source: ARMLS STAT, September 2026 data, published October 6, 2026. These cover the whole ARMLS service area, not one city.

  • Median sales price: $450,000, up from $445,000
  • Homes for sale: 25,251, up from 23,410
  • Months of supply: 4.45, up from 4.22
  • Closed sales: 5,672, up from 5,550
  • Under contract: 6,057, down from 6,759
  • Median days on market: 63, down from 64

What changed most

There were 1,841 more homes for sale than in August, and 702 fewer went under contract. Prices barely moved. That's a market slowing down, not one falling off.

If you're buying

At 4.45 months of supply, you can usually see a house twice before you write. When a seller won't move on price, the terms are often where there's room: repairs, closing costs, or help with a rate buydown.

If you're selling

You're competing with more homes than last fall. Price to what homes like yours actually sold for, not to what the house down the street is asking.

Surprise

The median for the year to date is $430,990, holding steady. Closed sales were down 9.2% from last September but are up 10.1% for the year. (Phoenix REALTORS, single-family, via AZ Big Media, October 16, 2026. City figures are measured differently from the metro numbers above.)
